What is the ‘Stamp Duty Holiday’?
The temporary reduction in Stamp Duty Land Tax (SDLT) applies to residential properties in England and significantly lowers the cost of purchasing your new home. This means that whether you’re a first-time buyer or already a homeowner, you could benefit from a substantial saving when you buy one of our new build houses. The current Stamp Duty threshold is raised to £250,000, meaning you won’t pay any Stamp Duty on homes below this value until the end of March 2025. For first-time buyers, the threshold is even higher at £425,000.
How much could I save?
One of the most attractive reasons to buy a new build home from Jones Homes now is the potential savings on Stamp Duty. For example, if you purchase a property worth £300,000, the Stamp Duty would typically be £5,000. However, under the current reduced rates, you would only pay £2,500. The amount of Stamp Duty paid on a property depends on the value of the property. At the moment, properties up to £250,000 are exempt from the property tax, with those above, having a SDLT rate that increases incrementally. For properties between £250,001 and £925,000 this is 5%, for those between £925,001 and £1.5 million it is 10%, and for anything over that the rate is 12%. You will usually have to pay 3% on top of these SDLT rates if buying a new residential property means you’ll own more than one. However you can apply for a refund if you sell your previous main home within 36 months.
Currently, during this Stamp Duty holiday, first time buyers are exempt from the tax on properties up to £425,000. This will revert to its previous £300,000 threshold from 31st March 2025. Those first-time buyers looking to purchase a new build home can take advantage of savings on properties over £425,000 as well. On a property purchased for £450,000 for example, first-time buyers will pay £1,250 in Stamp Duty if completing before 31st March 2025, compared with £7,500 if the sale is completed after that date.
How long is this in place for?
Initially announced on 23rd September 2022, the UK Government announced that this Stamp Duty holiday would be in place until 31st March 2025.
