Planning Permission Granted To Bring 251 New Homes To Garstang

Jones Homes together with Story Homes secure planning permission to bring 251 new homes to Garstang

A new development is set to bring employment opportunities and community improvements of c.£2.8m to the Lancashire town of Gastang.

Housebuilders Jones Homes and Story Homes are delighted to have secured planning permission to deliver a new residential development on land between Nateby Crossing Lane and the A6 in Garstang.

Wyre Borough Council resolved to grant planning consent for the scheme at its Planning Committee meeting on 01 May 2024, subject to conditions, giving the housebuilders the green light to work in partnership to deliver 251 new homes in Garstang.

As part of the joint venture, Jones Homes will deliver the 118 and Story Homes the remaining 133 homes. The housebuilders have worked together closely to design a scheme that will deliver much-needed homes, including 75 affordable homes for eligible people with a connection to the local area.

As part of the new scheme, the two developers will make a number of significant community payments in line with the Section 106 Agreement*, totalling over £2.8m. This includes contributions towards transport and local highway improvements and primary and secondary education. The scheme will also include the improvement of pedestrian footways, a crossing and bus stops in the local area to benefit new and existing residents.

Dan Bolton, Land Director for Jones Homes (Lancashire) said: “This project in Garstang is a perfect example of Jones Homes’ commitment to building thriving communities. We’re not just building houses but creating quality places where people want to live. From the energy-efficient designs to the thoughtfully planned public spaces, every detail is intended to foster a sense of belonging and community.

“As part of our commitment to the area we will also be making significant financial contributions towards education and highways for use by the public sector. We are confident that this development will be a successful one and enormously beneficial to the area for many years to come.”

Martin Nugent, North West Head of Land & Planning at Story Homes, said: “We’re delighted that Wyre Borough Council has approved our application to deliver 251 high quality new homes in Garstang. The properties at this development have been designed with sustainability and energy efficiency in mind, with internal layouts that offer modern, open-plan living spaces and exterior design details that will create the unique street scenes for which Story Homes is renowned.

“The scheme includes a range of one to five-bedroom homes and will deliver a number of benefits to the local community, such as the provision of open market and affordable homes, and usable areas of public open space, including an equipped play area. We’re excited to see our plans come to life and to see construction works begin.”

The two developers are committed to investing in Lancashire as a region, and this new scheme will continue to create benefits for the local economy during the construction phase; via direct and indirect employment opportunities through the subcontractor and supply chains, as well as an increased demand for local businesses and services when the new homes are occupied.

Construction works at the Garstang development are set to begin in July this year.
